Acceptance of Terms
By engaging Orlando Top Roofers for roofing services in Central Florida, you agree to these terms and conditions. We serve residential and commercial clients throughout Orlando, Baldwin Park, College Park, Dr. Phillips, Winter Park, and Lake Nona with the same commitment to quality and transparency. These terms govern all estimates, contracts, and work performed by our team. If you do not accept these terms, please do not request our services.
Service Description and Scope
Orlando Top Roofers provides roof repair, roof replacement, storm damage assessment, and roofing maintenance across Central Florida. Our services include tear-off and recover operations, overlay installations, and self-adhered membrane application for flat roofs. We also service residential asphalt shingles, metal roofing, and commercial roofing systems. Each project scope is documented in a written estimate before work begins. Any work outside the written scope requires a separate estimate and your written approval.
Our roofers use ring-shank nails, starter course installation, field course application, and staggered courses to meet industry standards. We inspect your roof deck, assess substrate condition, and recommend the appropriate method—whether a full tear-off, recover, or overlay—based on your roof's condition and local Florida building codes.
Estimates and Pricing
Orlando Top Roofers provides free estimates for all roofing projects. Estimates are valid for 30 days from the date of issue. Pricing reflects labor, materials, permit fees, and disposal costs. Estimates do not include work discovered after tear-off unless you authorize additional scope in writing. Storm damage assessments and insurance claim documentation are included in our estimate process. Pricing may adjust if hidden damage—such as rot, decay, or structural sag—is discovered during installation. We will notify you immediately and provide a revised estimate before proceeding.
Warranty and Guarantees
Orlando Top Roofers guarantees all workmanship for a period of five years from the date of project completion. Material warranties are provided by the manufacturer and are separate from our labor warranty. We stand behind our installation methods, including proper starter course placement, ring-shank nail fastening, and self-adhered sealing. Warranty coverage does not include damage from hurricanes, tropical storms, hail, acts of God, or failure to maintain gutters and drainage. Warranty claims must be reported in writing within 30 days of discovery. We will inspect and remedy any defect in our workmanship at no cost during the warranty period.
Payment Terms and Conditions
Payment terms are specified in your written estimate and contract. Orlando Top Roofers typically requires a deposit of 50 percent to schedule your project and secure materials. The remaining balance is due upon project completion and final inspection. We accept cash, check, credit card, and financing options. No work will begin until the deposit is received. If payment is not received within 15 days of invoice, we reserve the right to place a lien on the property or suspend service.
Cancellation and Project Changes
If you cancel a scheduled project more than 7 days before the start date, your deposit will be refunded minus any materials already ordered. Cancellations within 7 days of the scheduled start date forfeit the deposit. Changes to project scope after work begins require a written change order signed by both parties. Additional charges will apply for scope changes, material upgrades, or unforeseen conditions such as granule loss assessment, widespread cracking repair, or structural settlement evaluation.
Limitation of Liability
Orlando Top Roofers' liability is limited to the total contract price. We are not liable for indirect, incidental, or consequential damages, including water damage, mold, business interruption, or personal injury claims beyond those covered by our general liability insurance. You are responsible for protecting interior contents and notifying your insurance carrier of any storm damage. We recommend you carry homeowners or commercial property insurance. Our roofers will not enter attics, crawlspaces, or interior areas unless specifically contracted in writing.
Governing Law and Dispute Resolution
These terms are governed by the laws of the State of Florida. Any disputes arising from this agreement shall be resolved through binding arbitration or small claims court in Orange County, Florida. By accepting these terms, you waive your right to a jury trial. Orlando Top Roofers reserves the right to pursue collection of unpaid invoices through legal action, including attorney fees and court costs.
